We are seeking a skilled and experienced Maintenance Manager to join our team in the sectional title / estate management industry in Somerset West, Cape Town. The Maintenance Manager will be responsible for overseeing all aspects of maintenance operations within the sectional title / estate properties, ensuring that they are well-maintained and functional at all times.

Duties & Responsibilities

Requirements :

• Proven experience as a Maintenance Manager or similar role in the sectional title / estate management industry.
• Strong knowledge of maintenance best practices, building systems, and equipment.
• Knowledge of health and safety regulations.
• Proficiency in budget management and vendor negotiation.

Duties :

Develop and implement comprehensive maintenance plans for all properties under management.

Oversee and coordinate all maintenance activities including repairs, renovations, and upgrades.

Ensure that all maintenance work is completed on time, within budget, and in compliance with industry standards.

Source, negotiate contracts with, and manage relationships with vendors and contractors for maintenance services.

Monitor vendor performance and ensure that work is carried out to the required standard.

Develop and manage the maintenance budget, ensuring that expenses are kept within budgetary constraints.

Identify cost-saving opportunities and implement strategies to optimize maintenance expenditure.

Lead a team of maintenance staff and contractors, providing guidance, training, and support as needed.

Foster a positive work environment that encourages teamwork and collaboration.

Ensure that all maintenance activities comply with health and safety regulations and industry best practices.

Conduct regular safety inspections and implement corrective actions as required.

Maintain accurate records of all maintenance activities, including work orders, expenses, and repairs.

Prepare regular reports for management on maintenance operations and performance.
