Job descriptionProvides fire engineering and compliance input to the operations strategy Translates the operations strategy into operational plans for the fire engineering and compliance Develops, implements and monitors measurement mechanisms to ensure success and value add to the operational plans Maintains customer relationship with internal and external stakeholders across the V&A W departments, handling complaints received from customers and tenants. Sets Repair & Maintenance, Planned Maintenance and CAPEX budgets for fire systems Controls budget and checks variance against actual, ensuring mechanical department remains within budget Ensures compliance with procurement policy / s Assists procurement with technical knowledge regarding procurement policy / s Prepares expenditure application, supporting details and costing for motivation above R1m to the Property Committee and / or Board Ensures and tracks purchase orders placed by procurement Carry out design work for fire engineering services associated with projects Provides conceptual design input and technical inputs to relevant stakeholders regarding fire engineering services and fire installations to projects at all stages from inception to completion Determine scope of projects required which pertain to fire engineering Contributes to the development of briefs for external consultants / contractors in respect of fire Undertake feasibility studies in respect of proposed projects and provide concept layouts to relevant stakeholders where required Conduct fire risk assessments for buildings and sites, identifying hazards, evaluating risks, and recommending appropriate solutions Provide expert advice on fire prevention, fire safety measures, and emergency response planning Attend to breakdowns and ensure that identified problems are solved within realistic timelines Develop engineering standards and specifications as well as the continual development of such as and when technology improves or regulations change, ensuring compliance with latest standards or regulations. Develop plans to support maintenance as well as Health and Safety initiatives, communicating to relevant stakeholders. Reviews consultants’ designs, and ensuring project / s within budget and to agreed specifications Manages contractor / s responsible for repairs & maintenance, planned maintenance and / or CAPEX Drawing up of SLAs, ensuring agreement is received and forwarded to legal team Negotiates long term agreements with service provider / s Holds regular project meetings to plan and execute works Keeps Retail and / or Commercial informed of planned maintenance, ensuring communication with the tenants Monitors progress and quality of the project / s and ensures delivery within budget, on time and to the necessary standard Develops, implements, coordinates and monitors a preventative maintenance plan for all fire infrastructure and plant Co-ordinates the integration of the preventative maintenance plan with the overall operational plan Ensures scheduled maintenance is performed according to scheduled operational plan Ensures that break-downs and problems identified are solved as quickly as possible (within required timelines and requirements) Escalates any constraints to the Executive Manager : Operations Undertakes feasibility, conceptual designs and / detail design for fire services as and may be required for refurbishment or to assist Development and / or TI Team / s Advises Development and assists with product and / service specifications as required including the necessary liaison with the professional team Check and approve installations on completion and ensure commissioning and hand-over documents are provided to V&A Waterfront in accordance with standard procedures. Review and facilitate handover of “as-built” documentation and “O&M” Manuals to V&A Waterfront. Maintain records of fire safety inspections, assessments, and system performance. Ensures compliance with regards to fire installations and fire safety equipment. Assist the health and safety department with regards to safety audits where required. Responsible for entire complex when on standby / weekend duty, every 9 to 10 weeks, ensuring all problems, i.e. lift stoppages, breakdowns, parking boom failures and leaks are solved timeously Represents the Executive Manager : Operations outside working hours and hands / takes over to the Night Manager when on duty Relevant Engineering Degree (NQF 7) Professional Registration with the Engineering Council of SA (ECSA) Security / Safety jobs
