Job Overview

We are seeking a highly organized and detail-oriented Property Administrator to support the effective management of a diverse property portfolio, including retail, office, industrial, and student accommodation. The successful candidate will act as a key link between property owners, tenants, and service providers, ensuring smooth daily operations, strong tenant relationships, and accurate administrative processes.

Responsibilities

  • Investigate and resolve debtor credit balances in collaboration with the Billing Team.
  • Maintain rental payment records and follow up on overdue accounts.
  • Manage lease administration, including new deals, renewals, cessions, cancellations, and tenant documentation.
  • Oversee tenant move-ins and move-outs, including inspections and key handovers.
  • Ensure accuracy and completeness of lease documentation and data integrity on property management systems.
  • Coordinate tenant communication, resolve queries, and manage monthly turnover figures.
  • Prepare and maintain reports for management meetings.
  • Liaise with brokers, tenants, and service providers, including validation of invoices and handling of bank guarantees.
  • Collaborate with internal teams to support municipal billing, inspections, and space management.

Requirements & Skills

  • Minimum Grade 12 with Accountancy as a subject.
  • At least 2 years of experience in a commercial property management environment.
  • Proficiency in MS Office and property management systems (SAP or MDA preferred).
  • Strong organizational, administrative, and document-handling skills.
  • Excellent verbal and written communication abilities.
  • Familiarity with legal and regulatory requirements such as FICA and POPIA.
  • Understanding of financial principles related to commissions, turnover, and expenses.
  • Ability to prepare, review, and manage lease agreements and related documentation.
