Shopping Centre Property Manager required in Cape Town.
The Property Manager will oversee the performance of a shopping centre, ensuring operational excellence across tenant relationships, facilities, financial management, compliance, and reporting.
The role requires strong property management experience with the ability to manage budgets, service providers, and a team to deliver sustainable value.
Salary : R580 000 – R620 000 Annually.
Duties and Responsibilities :
- Tenant & Leasing Management :
Manage the vacancy list and implement a marketing plan to reduce vacancies.
Negotiate lease renewals, ensuring sustainable income streams.Ensure accurate contract administration and timely tenant installations.Monitor and address outstanding renewals.Property & Facilities Management :Supervise service contracts, inspections, maintenance, and tenant installations.
Oversee building repairs, revamps, and general administration.Ensure compliance with statutory requirements, including OHS Act.Maintain accurate records and prepare regular management reports.Financial Management :Contribute to annual budgeting and monitor income / expense performance.
Implement effective expense control and evaluate income against targets.Manage outstanding rent-rolls and oversee energy management.Liaise with legal teams on arrears and tenant cases.Stakeholder Engagement :Build and maintain relationships with tenants, clients, brokers, and service providers.
Handle tenant queries and disputes promptly and effectively.Provide feedback to external clients and assist brokers with lease negotiations.Team Leadership :Manage and develop staff to ensure effective property and facilities performance.
Contribute to training and development initiatives within the business.Minimum Requirements :
Matric (Grade 12).Business or property-related tertiary qualification (preferred).Valid Fidelity Fund Certificate (FFC) and compliance with PPRA education requirements.5–7 years’ experience in property or centre management.Advanced computer literacy (MS Office, Excel, and property management systems such as SAP or MDA).Strong knowledge of commercial property management, lease agreements, and statutory requirements (OHS, POPIA, FICA, Labour Relations Act).Financial management and budgeting expertise.Proven leadership ability with excellent communication and negotiation skills.#J-18808-Ljbffr
