Retail Centre Manager

Overview

Our client is a privately owned Retail Property Investment and Management business with a strong track record in owning, managing and leasing neighbourhood and community shopping centres across Gauteng. The business specialises in identifying under-performing retail assets and transforming them through disciplined, hands-on asset management, with a particular emphasis on operational excellence, facilities management and long-term sustainability rather than cosmetic upgrades. They take a practical, business-minded approach to property, treating each centre as a standalone operation and focusing on improving functionality, tenant performance and overall trading conditions. They are appointing a Centre Manager for a retail centre based in Carletonville, suited to a highly operational individual who is confident working in older, non-premium environments and who takes pride in improving assets that require active management and intervention.

Responsibilities

• This role carries full accountability for the day-to-day operation of the centre, requiring a strong facilities and maintenance background.
• Regular site inspections, proactive management of building fabric, plant and equipment, preventative maintenance planning, contractor and service provider control.
• Ensure the centre is safe, clean and fully compliant with all Occupational Health and Safety requirements.
• Financial responsibilities include managing budgets, utilities, recoveries, creditor approvals, pre-billing checks and contributing accurate, timely inputs to monthly management reports, while working closely with head office finance, leasing and legal teams.
• Tenant management includes installations, exits and reinstatements in line with lease obligations, as well as building professional, constructive relationships to minimise vacancies, arrears and operational disruption.

Qualifications

• A qualification in Property, Operations, Facilities or related field.
• A minimum of three years’ experience in Retail or Shopping Centre management.
• Proven Facilities Management expertise and strong problem-solving ability.
• Confidence to make sound operational decisions and deliver visible improvements within a growing, value-driven property business.
