DUTIES :
Oversee daily operations of the storage facility, ensuring exceptional customer service and efficient resource managementDrive achievement of sales goals and occupancy targets for the branchManage client relations, customer service, sales, marketing, property maintenance, logistics, stock control, and branch administrationMaintain a clean, neat, and safe working environment, including branch aesthetics, gardens, communal areas, kitchens, and bathrooms, according to company standardsSell unit, parking, warehouse, and office space, converting leads and upselling all packages on offerAssist clients and staff with equipment, maintenance, and property-related matters as neededCommunicate effectively and professionally across all channels (email, WhatsApp, letters), demonstrating strong business etiquetteEnsure all signage is correctly displayed and maintained in good conditionManage customer service for new, existing, potential, retained, and exiting clientsPerform administrative duties such as member enquiries, quotations, contracts, deposits, refunds, FICA verification, copying, and printingOversee general office management including reception duties, telephone answering, parcel handling, printing station management, communal staff areas, stock ordering, stocktaking, cleaning schedules, rosters, staff, and property managementHandle finance-related tasks : e-wallet management, daily cashbook reconciliation, cash-ups, and weekly bank depositsUse Sage Evolution software thoroughly to record client interactions, quotations, contracts, and sales progressConduct daily debt collection via telephone calls and SMSSupport storage, packing, and logistics by assisting with packaging, coordinating removal companies, and general operational supportManage staff performance, discipline, and productivity, reporting issues to Human Resources via the Regional ManagerVerify client information and collect FICA documentation to create new contractsPromote the company brand professionally, generating leads and closing salesUpdate marketing reports using Sage Evolution and other management toolsConduct daily facility maintenance walks with staff to inspect previous work, check security, allocate tasks, and manage the team effectivelyOversee maintenance projects, submit maintenance reports, and update Occupational Health and Safety checklistsEnsure branch perimeter walls, electric fencing, and all security features are fully functional and maintainedComply with Occupational Health and Safety policies, including checking fire equipment service dates and ensuring equipment is in good working orderEnsure vacant storage units are cleaned promptly upon client vacancy and report any damages for repair before new occupancySuspend services or overlock arrears storage units and offices when necessary, providing overlock lists and information to staff and Regional ManagerEnsure all security procedures are implemented and followed, conducting daily site security walks and immediately reporting security issues to the Regional Manager and CEOHOURS :
