Group Property Manager
SUMMARY:
Job Purpose
The Group Property Manager is responsible for the strategic and operational management, maintenance, development and overall condition of a portfolio of hotels and hospitality properties. The role ensures that all properties are maintained to the highest standards, remain compliant with relevant regulations, and deliver an exceptional guest experience while controlling maintenance and capital expenditure costs.
The position typically oversees preventative maintenance, refurbishment projects, infrastructure, contractors, property teams and CAPEX across multiple hotels.
Key Duties and Responsibilities
- Property Portfolio Management
- Oversee the physical condition and maintenance of all hotels within the group.
- Conduct regular inspections of guest rooms, public areas, back-of-house areas and external grounds.
- Ensure each property maintains luxury hospitality standards.
- Identify property risks, maintenance requirements and improvement opportunities.
- Develop long-term property maintenance and improvement plans.
- Work closely with General Managers and Hotel Management teams.
- Maintenance and Facilities Management
- Develop and implement preventative maintenance programmes across all properties.
- Oversee reactive and emergency maintenance requirements.
- Ensure effective maintenance of:
- Electrical systems
- Plumbing
- HVAC and air-conditioning
- Refrigeration
- Generators and backup power
- Solar and energy systems
- Water systems
- Fire and safety equipment
- Kitchen and laundry equipment
- Building structures and finishes
- Implement maintenance reporting and asset management systems.
- Ensure minimum disruption to hotel operations and guests.
- CAPEX and Refurbishment Projects
- Plan and manage capital expenditure projects.
- Oversee hotel refurbishments, renovations and upgrades.
- Develop project scopes, specifications and budgets.
- Obtain and evaluate quotations and tenders.
- Manage contractors and project timelines.
- Monitor project quality and expenditure.
- Ensure projects are completed on time and within budget.
- Provide progress reports to Executive Management and Owners.
- Budget and Financial Management
- Prepare annual property maintenance budgets.
- Manage operational maintenance expenditure.
- Develop and control CAPEX budgets.
- Monitor monthly expenditure against budget.
- Identify opportunities for cost savings and improved efficiencies.
- Approve maintenance-related purchases within delegated authority.
- Analyse maintenance costs and recurring expenditure.
- Contractor and Supplier Management
- Appoint and manage external contractors and service providers.
- Negotiate supplier agreements and service-level agreements.
- Monitor contractor performance and workmanship.
- Ensure contractors comply with hotel standards and safety regulations.
- Maintain an approved supplier database.
- Ensure competitive procurement practices.
- Health, Safety and Compliance
- Ensure compliance with Occupational Health and Safety requirements.
- Monitor fire, electrical and building compliance.
- Ensure required inspections and certificates are current.
- Maintain emergency response and evacuation procedures.
- Identify and manage property-related risks.
- Ensure hotels comply with applicable statutory and municipal requirements.
- Team Leadership
- Lead and manage Property and Maintenance Managers across the group.
- Recruit, train and develop maintenance teams.
- Conduct performance reviews and manage KPIs.
- Provide technical guidance and support.
- Develop succession plans within the property and maintenance departments.
- Ensure consistent standards across all properties.
- Asset Management
- Develop and maintain accurate asset registers.
- Monitor the condition and lifecycle of major assets.
- Plan replacement and upgrade programmes.
- Protect the long-term value of the group's property assets.
- Implement energy and water-saving initiatives.
- Reporting
- Prepare monthly reports for Group Management.
- Report on maintenance expenditure and budget performance.
- Provide updates on CAPEX projects.
- Report on property risks and compliance matters.
- Track preventative maintenance completion.
- Develop recommendations for property improvements.
POSITION INFO:
Qualifications and Requirements Essential Matric \/ Grade 12. Diploma or Degree in one of the following: Property Management Facilities Management Building Management Construction Management Electrical Building Science Quantity Surveying Related technical field Valid South African driver's licence. Willingness to travel regularly between hotel properties.
