Commercial Property Development Manager

About the Role

Our client is seeking a dynamic Commercial Property Development Manager to lead and manage the end-to-end development of commercial real estate projects in Pretoria . This senior role involves identifying opportunities, conducting feasibility studies, securing financing, managing design and construction phases, and overseeing leasing and sales strategies. You will be responsible for delivering profitable and high-quality commercial properties that meet market demands and contribute to the urban landscape of Gauteng. This is a strategic position for a seasoned professional with a strong understanding of the property market, development finance, and construction management principles, driving significant value creation.

Key Responsibilities

• Identify, evaluate, and pursue new commercial property development opportunities in the Pretoria market and surrounding regions.
• Conduct comprehensive feasibility studies, market analyses, and financial modeling to assess project viability and potential returns.
• Manage all phases of the development process, including acquisition, zoning, permitting, design, financing, construction, and leasing/sales.
• Oversee project budgets, manage cost control measures, and ensure timely project completion while maximizing profitability.
• Develop and maintain strong relationships with investors, financial institutions, government authorities, architects, engineers, and contractors.
• Negotiate and manage contracts for land acquisition, construction services, and professional consultants.

Requirements

• A Bachelor's degree in Property Development, Real Estate, Finance, Business Administration, or a related field.
• A Master's degree is advantageous.
• 10+ years of experience in commercial real estate development, with a strong portfolio of successfully completed projects.
• Proven expertise in site acquisition, land use planning, zoning regulations, development finance, and construction oversight.
• Excellent negotiation, financial analysis, project management, and communication skills.
• In-depth knowledge of the commercial real estate market trends and economic drivers in Pretoria and Gauteng.
