Key Responsibilities

• Conduct comprehensive market research and analysis to identify potential real estate investment opportunities, including market trends, competitor analysis, and demographic shifts in key Johannesburg markets.
• Develop and maintain detailed financial models, including discounted cash flow (DCF) analysis, comparable property analysis, and sensitivity analysis, to evaluate investment viability.
• Prepare detailed investment memorandums and presentations for senior management and investment committees, outlining findings and recommendations for acquisitions, dispositions, and development projects.
• Perform due diligence on potential acquisitions, including reviewing leases, operating statements, property condition reports, and legal documentation.
• Monitor and report on the performance of existing investments, providing regular updates on key metrics, market conditions, and potential risks and opportunities.
• Collaborate with internal teams and external partners, such as brokers, appraisers, and legal counsel, to ensure smooth transaction processes.
• Stay abreast of industry best practices, emerging technologies, and regulatory changes impacting the real estate investment sector.

Requirements

• Bachelor's degree in Finance, Economics, Real Estate, or a related quantitative field.
• A Master's degree or CFA designation is a plus.
• Minimum of 5 years of experience in real estate investment analysis, corporate finance, investment banking, or a related field, with a strong focus on real estate.
• Proven expertise in developing complex financial models (DCF, LBO, sensitivity analysis) using Excel.
• Strong understanding of real estate valuation methodologies and capital markets.
• Excellent analytical, problem-solving, and critical thinking skills.
• Exceptional written and verbal communication skills, with the ability to present complex information clearly and concisely.
• Proficiency in real estate data platforms (e.g., CoStar, Reonomy) is highly desirable.
• Ability to work independently and collaboratively in a fully remote setting, demonstrating self-discipline and strong time management skills.
