Property Manager (retail portfolio) role at ExecutivePlacements.com - The JOB Portal, Parow, South Africa.
To take responsibility for the efficient daily operations and the financial reporting of the assigned property portfolio to increase property value and satisfy tenant requirements.
Responsibilities
- Centre Management : Keep abreast of market activities; devise a five-year maintenance plan; investigate / initiates proposals for refurbishments; maintain hands-on control of projects in hand; review the building status / grade annually and maintain standards.
- Reporting : Provide accurate information in agreed format in a timely manner; analyse monthly income and expenses; monitor turnover rentals; analyse operating costs on a quarterly basis against approved forecasts; monitor municipal and general recoveries monthly.
- Planning & Budgeting : Prepare and complete budgets annually; review rentals quarterly to ensure best possible rate; assist in formulation of business plans for the Centre(s); quarterly review and monitoring results.
- Quarterly Expenditure / Audits : Set and motivate Capex / TI philosophy per building; approve TI standard specifications as recommended by the Project Manager; approve Capex within authority levels; ensure compliance with Capex philosophy and procedures; estimate new operating costs; ensure recovery of operating costs in accordance with lease terms.
- Debtors & Creditors Management : Regular interaction with Debtors and Leasing departments to ensure appropriate action; credit control management of arrears, legal action and write-offs.
- Customer & Tenant Liaison : New tenants, lease negotiations, maintenance of tenant relationships; manage tenant turnover, renewals, and presentable space; tenant mix; networking with tenants, the public and external organizations.
- New & Existing Tenants : Determine letting mandates; undertake lease negotiations and maintain tenant relationships; control new leases and recordal; oversee new installations; renew leases timeously; manage tenant turnover and merchandising to identify growth needs.
- Expense & Financial Management : Check and authorize payments; authorize maintenance orders; control municipal payments and recoveries; ensure cost effectiveness and contractor performance; produce monthly financial statements and budgets; maintain accurate budgeting and reporting.
- Public Relations & Centre Management : Establish and maintain public relations; attract visitors to the Centre; manage advertising materials; assist tenants to improve services; ensure security, health and safety compliance; develop security action plans and directives; supervise centre personnel; maintain emergency preparedness and related reporting / records; foster professional relations with tenants, suppliers, contractors and trade professionals.
Requirements
Minimum 5 years experience as a Property Manager in a retail environmentBachelor’s Degree or equivalent experience preferredStrategic thinker capable of developing and executing a business planWorking knowledge of leases, loan documents and related agreementsProfessional reputation with strong industry credibilityProven effective management experienceStrong financial acumen and budgeting experienceProficient in Microsoft Word, Excel, Office; MDA (Advantageous)Estate Agencies Affairs Board Competency Certificate (NQF Level 4) preferredSeniority level
